CHANGES TO BASIX

Last modified: October 3, 2006 - 4:06 PM

If you are building a new home, you require a BASIX Certificate to submit with your development application. BASIX is a new planning tool that affects everyone building a new home. By applying practical measures to the design of a new home, BASIX ensures there is the potential to save both water and energy saving you money on your bills and protecting the environment.

From 1 July 2005 a BASIX certificate must accompany any application for: New single dwellings and dual occupancy; and New boarding houses, guest houses, hostels, lodging-houses and backpacker accommodation under 300m2.

From 1 October 2005 a BASIX certificate must also accompany any application for: New multi-unit residential developments (villas, townhouses and low-rise, mid-rise and high-rise).

From 1 July 2006 a BASIX Certificate must accompany any application for: Residential alterations and additions and swimming pools To obtain a BASIX Certificate or for more information go to www.basix.nsw.gov.au.

A BASIX Certificate identifies the sustainability features required to be incorporated in the building design. These features may include sustainable design elements such as recycled water, rainwater tanks, AAA-rated showerheads and taps, native landscaping, heat pump or solar water heaters, gas space heaters, roof eaves/awnings and wall/ceiling insulation.

The building applicant, (e.g. architect, builder, owner builder) is responsible for completing the assessment, ensuring the BASIX commitments are clearly marked on the plans, and submitting the BASIX Certificate with the development application.

Where submitted plans or specifications are inconsistent with the relevant BASIX Certificate, Council should require applicants to submit consistent applications before progressing the assessment process, either by amending plans / specifications or by submitting a new BASIX Certificate with commitments that match the rest of the application. For more information on BASIX, please download the document below, or visit www.basix.nsw.gov.au.
