If you are proposing to use land or premises for a particular purpose, build a structure, or alter, extend or demolish an existing structure, you need to check whether the proposal is permissible and whether it is "development" that requires an development consent from the Council. Lodgement of a Development Application (DA) is generally required for the use of land or a building, subdivision, erection of a building, carrying out of work or demolition. Some very minor types of development called Exempt Development do not require development consent. A pre-lodgement meeting can be arranged with staff from Council's Planning and Development section to discuss your development proposal before you lodge the development application. Depending on the type of development proposed, this will involve meeting with a town planner, building surveyor and /or development engineer whom can provide specific technical input and possibly identify any issues. It should be noted that not all potential issues can be foreshadowed at a pre-lodgement meeting. Council must make a full and proper assessment of the application in accordance with the relevant provisions of the Environmental Planning & Assessment Act 1979, during which unforseen issues may arise. Nevertheless, a pre-lodgement meeting can help minimize delays in processing your application by ensuring it contains all relevant information required to undertake the assessment.
